TENANT FEES


BEFORE MOVING IN:

Holding Deposit: 1 weeks rent, which secures the property and allows us to begin referencing.
First Month’s Rent: The agreed monthly rental price, paid in advance.
Security Deposit: 5 week’s rent in advance, which is secured by a third-party deposit protection service.
Pet Premium (if applicable): Higher monthly rent, agreed with the landlord.

 

DURING YOUR TENANCY (Commencing after June 1st, 2019):

Rent: This will be paid on a monthly basis, unless agreed otherwise.
Utilities and Council Tax: Tenants are liable for contacting the relevant providers and council to pay the properties bills, unless agreed otherwise.
Early Termination of Tenancy: £360.00 (including VAT).
Changes to the Tenancy (Requested by Tenant): £50.00 (including VAT).
Defaults by the Tenant: Tenants will be charged reasonable costs for late rent payments or for loss of keys.

Early Termination of Tenancy: £300.00 (including VAT).
Renewal or Changes to the Tenancy: £60.00 (including VAT).
Additional Hard Copies of a Tenancy Agreement or Inventory – £12.00 (including VAT) per copy.
Tenant Failure to Allow Pre-Arranged Inspection: £36.00 (including VAT).
Tenant Failure to Allow Contractor Arranged Access: £30.00 (including VAT).
Defaults by the Tenant: Tenants will be charged reasonable costs for late rent payments or for loss of keys.
Ross & Co Property Services Attendance at Court Fee: £75.00 (including VAT).
Ross & Co Property Services Attendance with Bailiff Fee: £30 (including VAT).
Return of Overpaid Rent: £36.00 (including VAT).
Withdrawing from Notice: £30.00 (including VAT) per Tenancy.
Contractors Call Out Fee (if it becomes apparent there’s no fault: Minimum of £36.00 (including VAT).

LANDLORD FEES


1.       Tenant Find Service

  • The Agent shall give the Owner advice on the Property’s rental value and discuss any decoration or alteration if applicable at the same time.
  • The Agent shall prepare particulars of the Property, including a written description and photographs where they shall be automatically added to the property portals (Zoopla).
  • The Agent shall, as required by law, arrange for an Energy Performance Certificate (EPC) to be prepared for the Property. The Agent will be unable to market the Property unless a valid EPC is available (*fees apply).
  • Once a suitable tenant is found and the offer agreed with the landlord, the Agency will commence referencing, this will include the Government Right to Rent checks.
  • The Agent shall, as required by law and at the Owner’s cost, arrange for a gas safety check to be carried out in order to comply with the Owner’s obligations in the Gas Safety (Installation and Use) Regulations 1998 (*fees apply).
  • The Agent shall, as best practice and at the Owner’s cost, arrange for an Electrical Safety Check EICR) This is not currently a legal requirement but we strong advise all wiring / consumer units to be checked and certified by qualified contractor as a duty of care. (*fees apply).
  • If it appears to the Agent that there are or may be at the Property any of the “hazards” specified in the HHSRS Regulations the Agent shall either:
    • advise the Owner of the hazards and the steps that need to be taken; or
    • recommend that the Owner seek advice from a suitably qualified person.
  • The agent shall arrange for a comprehensive inventory and check in to be drawn up by a third party (*fees apply).

Please note that we will not instruct contractors until monies are in hand.

A one off set up fee of 1 month’s rental to include VAT.  A minimum fee of £500.00 including VAT will apply.

 

2.       Rent Collection Service
As above, plus:

  • We collect the rent, pay you within 7 days of receipt of rental and send you a detailed statement.
  • We will write to the tenants if they are late with their payment and notify the landlord. 

12% including VAT of the monthly rent

 

3.       Fully Managed Service
All the above, plus:

  • The Agent shall be responsible for the day-to-day management of the Property to include minor repairs, maintenance and some replacements. The cost of any maintenance, repairs or replacements shall be borne by the owner of the property.
  • We will hold a float of £250.00 on the landlords account to ensure that we are always in funds so that we can organise any maintenance visits by contractors and deal with any emergency repairs promptly.
  • If the cost of the work on any one occasion is less than £250.00 the agent may arrange for the work to be undertaken without reference to the Landlord or their representative.
  • If the cost of the work on any one occasion is £251.00 or more the Agent shall contact the Landlord or their representative to obtain permission to proceed with the work.
  • The agent is not responsible for arranging major repairs or maintenance or the replacement of items costing in excess of £1000.00.
  • The Agent shall not make any payments on the Landlords behalf unless we have an invoice or demand.
  • The Agent shall be entitled to accept and pay invoices and demands that appear to be valid.
  • The Agent shall ensure that the annual Gas Safe checks are kept up to date and organise the visits (*fees apply).
  • The Agent shall not pay outgoings which fail to be paid by the tenant in occupation of the Property (such as Council Tax, Utility bills and charges for other services such as telephone and broadband).
  • The Agent shall ensure that the EICRs are up to date where relevant and organise an inspection on expiry (*fees apply).
  • Visit the property approximately on the third month of the first term of the tenancy and thereafter every six months or a date to be agreed with the landlord.  If the landlord requires more frequent visits, costs will apply.
  • We will negotiate any renewal/rent review of the Tenancy with tenant on the Landlords behalf, (an additional fee of £60.00 including Vat will apply).
  • Notify the local authority at the commencement and termination of the tenancy and organise the closing accounts to be sent to the landlord or agent if preferred.
  • At the end of the Tenancy we will organise a check out to be carried out by a third party (*fees apply). We will then liaise with and advise the landlord regarding any deductions should they be required, to be taken from the deposit.
  • Submit the relevant documentation to the DPS (Deposit Protection Service).

15% including VAT of the monthly rent

Referencing: FREE.
Registration of the Deposit (to include issuing Prescribed Information): FREE.
Providing and issuing the How to Rent Guide/ Legal Formalities: FREE.
Preparation of first Tenancy Agreement: FREE.
Monthly Statements (if applicable): FREE.
Duplicate Statements: £6.00 (including VAT) per statement.
Six Monthly inspections: FREE (Fully Managed only).
Additional inspections: £48.00 (including VAT).
Renewal of tenancy agreement: £60.00 (including VAT).
Withdrawal from an agreed tenancy: £300.00 (including VAT).
Termination of contract: £500.00 (including VAT).
Key cutting: £6.00 (including VAT) plus the value of the key(s).
Deposit dispute: £72.00 (including VAT) (for Tenant find only/FREE for Managed).
Installation of smoke/CO2 alarm (not mains connected): £30.00 plus the value of the item(s).
Energy Performance Certificate (EPC): £65.00 (no VAT).
Gas Safety Certificate (GSC): Prices starting from £55.00* (including VAT).
Electrical Installation Condition Report (EICR): Prices starting from £150.00 (including VAT).
Inventory/Check-In/Check-Out Fee: Prices are dependent on the size of the property*.

Chimney sweeping and gardening services pricing is available on an individual basis.
